This property is a diamond in the rough and has many potential uses including continuing with the current ranching and recreational use or alternatively, the property has significant development potential.

Location: 3201 County Road 335, Burnet, TX -- Between Burnet and Marble Falls off of Mormon Mill Road.

Water: The property sits above the Trinity Aquifer. There are 3 water wells on the ranch. Two of the water wells are equipped with windmills and currently supply water for livestock. The third well is equipped with a submersible pump and supplies water for the modular double wide trailer home located on the ranch. Hairston Creek and multiple draws and springs traverse the property and are all currently flowing large volumes of water.

Wildlife: The ranch habitat attracts most of the native Texas wildlife, whitetail deer, wild turkeys, feral hogs, coyotes, bobcats, ringtail cats, foxes, raccoons, mourning and white wing doves and many other native small animals and birds are present on the ranch. The Balcones Canyonlands National Wildlife Refuge is located some 20 miles to the east.

Grasses and Trees: Native grasses and trees have flourished with habitat management. Cedar growth has been actively controlled and maintained. Minimal grazing pressure (currently 50 animal units on the ranch) have allowed the natural grasses to flourish. The predominant hardwoods on the ranch are Live Oak, Post Oak and Elm. Along the draws and creeks, you will find spectacular Pecan trees. Cedar and Mesquite are present in various places on the ranch.

Improvements: The ranch has low perimeter barbed wire fencing as well as several cross fences dividing the ranch into several different grazing areas. Cedar growth has been actively managed.
