Property Description

Description:
Rare opportunity to purchase Crystal Creek Hunting Ranch. Crystal Creek is an 831.3-acre high fenced turnkey commercial hunting ranch. The ranch includes an ongoing commercially successful hunting operation that was established in 2005. Located in Kinney County, Texas between Del Rio and Brackettville, approximately 16 miles west of Brackettville and 12 miles east of Del Rio at the end of Mud Creek Road. This area is classic Southwest Texas brush country. The ranch supports significant native wildlife as well as being stocked with numerous exotics. The entire ranch is high fenced and the game are closely managed for quantity and quality in order to maximize the hunting experience. Whitetail deer, turkey and dove hunting are done in season while wild hogs and exotics are hunted year-round.
Mud Creek, also called Crystal Creek because of the clear water and hard bottom, flows through the ranch. It is a tributary to Sycamore Creek and the Rio Grande River. A dam and levee system near the main house create a fantastic 10-acre lake stocked with catfish, largemouth bass, goggle eyed perch and fathead minnows.

The ranch provides Texas hunting at its best and includes hunting for wild hogs, rams and goats, axis deer, blackbuck antelope, fallow deer, sika deer, aoudads, whitetail deer, and turkey. A full-time degreed wildlife biologist and hunting guide lives on the property and will consider working with any new owner to continue the successful operation.

The main house is a 1750-sqft 3-bedroom, 2-bath ranch house originally built in 1936 and remodeled and updated in 2005, with all new windows installed in 2018. The main house area also includes a screened porch, well maintained yard, two car garage/workshop with small living area and bathroom, and carport. This is a perfect home for an owner/operator.
The hunting operation includes a recently renovated 30x 60 two story bunkhouse with kitchen facilities, living and dining area, storage area, washer and dryer, 7-bedrooms, 3-baths and bunk capacity for 15 people which provides lodging for hunting clients and guests. A small 750-sqft cabin provides on-site living quarters for the hunting guide/foreman.

Location: 4969 Mud Creek Road, Brackettville, Texas -- Between Del Rio and Brackettville.

Water: The property sits above the Edwards-Trinity Aquifer. There are two ~900 water wells on the ranch. Each well penetrates the Edwards-Trinity aquifer. The well near the main house is equipped with a submersible pump and supplies water for the house, bunkhouse and northern areas of the ranch. The 2nd well is equipped with a windmill and provides water to the southern part of the ranch. Both wells are currently artesian and will flow naturally without pumping. Mud Creek, also referred to as Crystal Creek because of the water clarity, traverses the ranch on the north side and a dam creates a scenic 10-acre lake. Little Perdido Creek crosses the ranch on the south side.

Wildlife: The high fenced and well managed ranch habitat supports most of the native Texas wildlife common to the area, whitetail deer, wild turkeys, feral hogs, coyotes, foxes, raccoons, bobcats, mountain lions, mourning and white wing doves and many other native small animals and birds are present on the ranch. Exotic wildlife includes rams and goats, axis deer, blackbuck antelope, fallow deer, sika deer and aoudads. The exotics represent a significant investment and includes one of the best axis herds in South Texas, as per the on-site biologist/hunting guide.

Grasses and Trees: Native grasses, brush and trees have flourished with habitat management focused on improving the hunting experience. The predominant hardwoods on the ranch are live oak, pecan, mesquite and huisache. Cenizo sage, agarita, persimmon and many other brushy varieties thrive on the ranch and provide cover for wildlife. Along Mud Creek on the north side of the ranch you will find huge spectacular pecan and live oak trees shading the area and creating a park like area.
Improvements: Managed exotic and native animal population. Recently updated, including complete window replacement, 1750-sqft house with screened porch, carport and barn. ~3500 sqft bunk house with kitchen, dining room, main room and sleeping facilities. Guide or Foremans quarters. The ranch perimeter is high fenced (8-9) to keep the predators out and the deer and exotics in. There is a 25-acre high fenced trap that is used for management of the wildlife. The entire ranch is very accessible via ~5 miles of gravel and caliche roads.

Current hunting packages: The Crystal Creek guide spreads corn over miles of hunting roads each morning and evening. This offers each hunter numerous hunting options including; tripod stands, ladder stands and ground blinds. The guide takes hunters to and from hunting areas for morning and evening hunts. Two-day and four-day hunting packages are currently being offered with varied pricing depending upon animals harvested.
